DIY Rustic Shutters and Window Treatments

One of the first things you are going to need to do when you move into a new construction home is get blinds up, especially if you live in a community where the homes are close together like ours. This can be a big expense so budgeting for it before hand is important. We ordered ours from Lowes and also paid $99 more to get them professionally measured and installed. Since that caused an extra delay we temporarily used light filtering paper blinds which we highly recommend. They are quick, easy to install and durable. In fact we still have one hanging in our garage (we didn't want to spend the money on a blind just for the garage but we wanted something for privacy and to make the outside look uniform). If you don't have the extra money in your budget to purchase actual blinds these are a great thing to use in the mean time so you at least get your privacy, We ordered professional blinds for most of our windows but I really wanted something different and rustic looking for the windows that had ledges - the windows above the kitchen sink, the one in our mudroom, the one in our powder room, and the one above our soaking bath tub. I loved the idea of shutters but the ones I really wanted were pricey. So I started looking to Pinterest for some ideas. I found these and immediately fell in love. The only problem is Katie is not "crafty" and Marc doesn't have any wood-working skills to speak of. Luckily for me, my father is a very talented woodworker so with a little bit of enticing him with the chance to spend the week with his grandsons he agreed to make them for us.

You can read Anne's full tutorial on how to make those on her blog Ilovethatjunk.com. I will say she must have been quite the bargain hunter because we were not able to make them quite that cheap. My dad bought 3/4" thick pine lumber and used a chop saw to cut it to the correct measurements of the windows. Since I wanted it to look rustic there was no need to sand it. He used basic white paint and applied it very thinly to let the grains of the wood show through so I could get that natural rustic look I was trying to achieve. The only thing we have left to do is find some stained bronze knobs or handles for them. I love that we can quickly close them for privacy at night.

Now that those were installed the only windows left were the ones on my front door and the door that will lead out to our future deck. The front door really didn't need anything but I wanted to add something to make it stand out a little more. Again, I have absolutely no craftiness in me at all and that includes sewing (am I the only crunchy mom blogger out there that can't sew??). I can always envision what I want can come up wiht the creative ideas but when it comes to the actual "sewing" part it ends up disasterous.....and I've had multiple people try to teach me. My hands just refuse to listen to my brain. So this time mom came to the rescue.

I found the fabric (in case you were wondering people use upholstery fabric to make curtains all the time. That might be common knowledge to crafty moms but it was news to me). A good rule of thumb to figure out how much fabric to use is to measure the length and height of your window then add 1 inch to each side and then double that amount. Essential, you are going to sew those two pieces together (inside out) like you are making a pillow case so that you have the same print on the front as the back. I then decided on burlap ribbon for the bow and attached the bow with burlap string. What I like about that is it allows us to easily untie the string at night for privacy with out undoing the entire bow.

I won't even try to explain how my dear mother made these but I do know it entailed the use of a sewing machine. Maybe if this post gets a lot of interest I will talk her into opening up her own Etsy shop. :) My next step is to add burlap valances above the other blinds and then paint the walls so stay tuned!

Welcome to the Neighborhood - Free printable!

Since this is a neighborhood blog I thought I would post about some of the neighborly things we do.

We had new neighbors move in to the lot behind us and we wanted to welcome them so I designed this printable.

My plan was to attach it to bread or pizza dough mix to give as a gift (hence the use of the pun when I said "We're here if you knead us"). You could even go all out and do a pizza kit gift basket with the dough, pizza cutter, and pizza stone. The Pampered Chef has very cute personal pan pizza stones. They also have pizza and bread dough mixes (they have gluten free as well).

I got the fonts and digital paper to design this at a great website called Hungry Jpeg and I highly recommend them. They have an amazing bundle going on right now so go grab it while you can!

Summertime in the PWC: Things to do with your kiddos that are FREE!....or cheap.

It's Summer time in Prince William County and I am ecstatic! I LOVE summer (and no, it's not just because I'm a teacher). So since it is the first week of Summer (and I'm getting lots of questions about what moms can do with their tots around this area) I thought I would take this opportunity to write a post about local events and activities for children that are free!... (or cheap).

In my last post I talked a little bit about the future Marketplace. When we first visited Potomac Shores we were told that they planned to design the Marketplace similar to Stonebridge at Potomac Town Center. I had yet to visit it at that point but once I found out they had a Wegmans I was giddy like a school girl. I still have my fingers crossed that the Marketplace will bring in a Whole Foods but in the meantime I will continue to shop at Wegmans (my only complaint against it is that I have to drive 8 miles down Jefferson Davis HWY to get to it but it is a lot better then when we lived in central PWC). However, Stonebridge at Potomac Town Center offers a ton of free events for families and kids of all ages. Every Wednesday at 10 AM they have children's entertainment at the fountain. They also show a family friendly "Movie Under the Stars" on Saturday nights and their concert summer series is every other Friday night. As much as I love Stonebridge the one thing it is missing is a Regal Cinemas (yep, add that to the list of things I want at the Marketplace). Many Regal Cinemas offer summertime movies for just $1 every Tuesday and Wednesday at 10 AM. This year they are handing out "Summer Movie Express Passports" for the children to collect stamps each time they see a movie and if they collect 8 stamps they will get free admission on the 9th week.
For any mamas of children with sensory issues they also offer a program I love called "My Way Matinee" movies especially designed for children on the autism spectrum. This is such a great idea for those special kiddos. The only location near us that offers it is in Gainesville at the Virginia Gateway so a bit of a drive for us at Potomac Shores but I especially love that location because after the movie I take the kids to splash around in the fountains that are right outside in the middle of the Promenade (and in case anyone is reading this that is in charge of Potomac Shores , please add fountains kids can splash around in to the list of things that need to be part of our Marketplace when it arrives.).
The Summer reading program for PWC Library is also in full swing. I will admit, however, that I was pretty disappointed that they took away their coupon of the week this year and I think they need to work on bringing more age appropriate weekly challenges for the preschool age group but I still really like the other events they offer all summer long (but please bring back the coupon of the week next year!) Make sure you swing by and pick up their summer reading booklet that will have all the events that are going on this season and more information on the reading program. And by the way if you have a school age child that is enrolled in PWC school they receive 3 extra credit A's for doing the program (there is also a math packet that county has that we give extra credit for, too. If your child's teacher did not give this to you please let me know and I will be glad to get you a copy).

The Montclair branch is the closest library to Potomac Shores and it just opened in February so it is all new and shiny. It really is a great branch and we are so blessed to have it. The Chinn branch is also very nice and not too far away.
If you go to Chinn I highly recommend to go on a Thursday so you head next door to the Lake Ridge Chick Fil A for their activity of the week. I bet their aren't many moms out there who don't like Chick-fil-a and the owner of the Lake Ridge location has hired an event and activity planner. Every Thursday morning they offer child friendly activities including story hours, monthly crafts, and more. Check out this cute Father's Day card my oldest made there last month (they even provided a Chick-fil-a gift card for a free breakfast sandwich!).

The last thing I want to mention is something that is rather new to me. I had a friend invite me to one of her MOPS events a couple months ago (if you aren't familiar with MOPS it stands for "Mothers of PreSchoolers" and it is a wonderful group to get involved with and a great way to meet other mothers that live near you). This particular one is run through First Baptist Church of Woodbridge and it is through them that I found out about their "School Daze" events that they offer all summer long. Some of the events include: water day, carnival day and a drive-in movie night. Please click here for a list of the events (all free!).

The Shores Club and Our Star Spangled Banner Event

The Grand Opening of the Shores Club and the Potomac Shores Star Spangled Banner event were this weekend, so it was pretty busy around the neighborhood. When we first arrived tables were set up for residents to pick up their beach bag of goodies that the HOA provided for us. It was a very nice touch.

The social committee was also there taking surveys to get a feel for what events, activities, and clubs we would want at the Social Barn. Some of my favorite ideas were cooking demonstrations, book clubs, marriage "camps"and yoga and aquatic fitness classes!

One of the three pools at the Shores Club is a competition and lap pool. Potomac Shores plans on having a swim team starting next year. There is even an "amphitheater" viewing area for fans and family to sit and watch the swim meets. I have not heard if they will be offering swim lessons in addition to this but I really hope they do.

After we enjoyed a couple hours by the pool it was time to get ready for the Star Spangled Banner Event. We saw this guy there!

To end the night our family went to the bluff - which is the site of the future Marketplace of Potomac Shores - to watch fireworks . Tim's Rivershore is right down the river and sets off fireworks several times during the summer each year. Sitting on the lawn of the bluff is the perfect spot to view the fireworks! And once the VRE station is completed transportation will receive a major improvement in the area :-) By the way, I heard a rumor from a Ryan Homes employee that Whole Foods is the number one grocery store food chain they are hoping to bring to the Marketplace. EEEEEK. I would be one happy mama if that were to come true.

In our next post I will discuss the future Marketplace (Town Center) in more detail as well as talk about some funtastic events you can do all summer long right here in Prince William County, VA.

Potomac Shores Living 2.0: Putting down roots

So it occurred to my wife and I that we had not written in our blog for quite some time. A quick log-in revealed our "bloggin" had been idle for almost one year since we first moved in. So we thought, what better time to update our readers out there, prospective homebuyers in Potomac Shores, of the latest and greatest developments in the neighborhood, since we built our house in June 2015.

First, we made it through the Winter of 2015. After some epic snowstorms, I was really glad I cleaned out the garage enough to fit both cars inside.

Then came the Spring. I don't have any pictures, but basically, it rained. Alot. At one point it rained for 15 straight days and shattered the previous record; it was approaching biblical proportions.

Okay, so I have one picture of our house this Spring..

Come the summer, the long-awaited Shores Club finally debuted. The rain was responsible for a modest delay. Here is a link to the Potomac Shores webpage! The Shores Club.

One of our favorite features of our new community is the extensive system of hiking trails that weave their way throughout the different neighborhood sections. I am a member of the trails committee, an all-resident committee that was formed by the HOA to ensure that the trails are maintained in good working condition for the enjoyment of all the residents. Also, here is a highlight of some new information about the community that you may find interesting and helpful:

The Fitness Barn will open in late June and have state-of-the-art Matrix exercise equipment. Word is, no other private fitness center, gym, etc. in all of Northern VA has equipment quite like this! It will come equipped with:

personal trainers,
virtual aerobic/fitness classes
a fitness-oriented childcare facility (pending the hiring of certified/licensed childcare staff and other logistics that still need to be worked out)

The Pool has a grand opening that is planned for June 25, 2016. They plan to have a Potomac Shores swim team staring next summer. Here are some other very cool things come soon to Potomac Shores:

Social Barn - opening in July (with a state-of-the-art kitchen for cooking demonstrations).
Greenhouse and Community Gardens - opening in August
A Tot lot - the location is still under review. We were originally told it would be open by the end of the summer but I have a feeling that it will not be ready by then. The wireless telecom tower that may be built is affecting this and causing delays (I will write more about this tower in another post).
Fishing pier - it has received approval and they are now working on the site permits. This is something that has caused some confusion. I had asked someone at the greeting house just the other day if this was still on the table and her response was "it is already built. It is right by Tim's River Shore" Uh, no....that one has nothing to do with Potomac Shores and is in pretty bad shape. So I started to worry that it wasn't happening but then at our next HOA meeting it was confirmed that it is indeed happening, I had personally suggested that it have a gate for private access for Potomac Shore Residents, using our key card (the same card we got for the Shores club) so we have some exclusivity. This is something that concerns many residents. Why move to Potomac Shores if the surrounding neighborhoods can reap all the same benefits? (For example....the VRE, town center and new school will obviously be open to the public. We have no control over that nor do we want the burden of that resting squarely on our HOA's shoulders (and more importantly our fees) BUT we do want some things that are exclusive. Right now, the Shores club (pool, fitness barn, social barn, and community gardens) is exclusive to just us but the trails are open to the public. If you are a current resident please comment below and let your voice be heard on whether or not you think the fishing pier should be exclusive or open to the public.

A "Lot" has changed!

In just a few hours we will be closing on our dream house. We have been living in a hotel for the last four nights because the buyer of our condo would not do a rent back until today so we are really ready for this! The movers are coming this afternoon. I thought I would post a picture of us when our lot first became sold. We were going to do a retroactive post about why we picked the lot we did but of course we never had time too. Basically, we got the best lot available that didn't have a lot premium. The exterior lots (the ones backing to the trees and / or the ones in the cul-de-sac) were about $40K more than the interior lots. We really wanted a lot that had a view of trees so when we first visited PS we were pretty disappointed about that but decided to take a tour of the neighborhood anyway. While driving around on the golf cart we passed a lot and K shouted "STOP. This is it! This is our lot!". A corner lot that had trees across from it and just beyond the trees you can see the golf course. It is beautiful and since we didn't have to pay that lot premium we were pretty happy.

Pre-Settlement Meeting (and don't listen to all those complaints)!

We had our pre-settlement meeting last week and everything went great. There were just a few minor things we pointed out that our PM marked to be "cleaned up". There was a scratch on the kitchen floor so he will be replacing that board before we move. The day before our meeting I took my parents to see the home and we had noticed a puddle right beside the basement door. It was just about gone the next day and our PM is almost certain it was from the door being left open when the sprinkler was running but he is going to keep an eye on it. He also said it would be very rare for a walk out basement to leak and even more so for a RH walk out basement to leak....especially with our grading (you really couldn't ask for anything better than what we got...so blessed about that as the yard is the main reason we wanted a single family home).

We are very excited but it also hit us all the work we will have to keep track of (mainly with the lawn and just general maintenance). We've never had a lawn before so it will be new to both of us. We had no idea the work involved for new sod but we are going to love it. Some of the trees already looked "distressed" but that will be part of what the HOA's is in charge of so we don't have to worry with that. We did confirm that we will have to maintain all the other landscaping (we weren't sure if the landscaping "upgrade" package included maintenance as well. It does not but we didn't think it did so that is fine).

I also want to say that we have been very impressed with our PM thus far and RH's in general. When searching for a new builder we saw A LOT of complaints about Ryan Homes. Well, I think they were paying attention tho those complaints. They seemed to have put so many new policies into place now and have stopped using many materials they use to use. We were also told that they now have to do a mold inspection almost 5 times before Settlement and that there is an entire regiment in place if mold is very to be found (which rarely is at this stage). We had never heard complaints about mold from Ryan home owners but we do know 2 personal stories about mold in other new homes (Toll Brothers and Pulte) so it was a worry of ours since I'm highly allergic to any mold / mild dew.

Another thing to keep in mind about those complaints is that it really depends on the PM and who they decide to subcontract with. I found out today that one of my coworkers use to work for Ryan Homes. According to her Northern Virginia has (or at least had when she was working there) the highest customer service rate compared to the other areas RH's builds at. So when reading the complaints pay close attention to WHERE (state and region) they are coming from. When considering buying any new construction home do some research on the PM first. We actually asked him right off the bat what his credentials were and which community he worked for before this. We were shocked at how much experience he had. We even knew some people in his old community so we asked how they liked him and we heard nothing but praise. If you notice a community is going through a lot of PM's that are not sticking around long that may be a red flag.

Maybe it's since I'm a guy, but the house is really just starting to become a reality for me. The only way I can really explain it is to compare it to having our first son, Patrick. He only started to become "real" to me when he was born. It's so different for women than it is for men. As men, I feel like we have to see it take shape before we can truly begin to imagine all the possibilities it holds for our future. I think women share a much more intimate and personal connection to the home building process. Just as they have a profoundly intimate, personal connection to the life that is growing inside of them. Us men, we just want it to be done and finished so we can start wrestling with it, or throwing the ball with it, or (on the more nurturing side of things) read to it. My wife and I (mostly me, to be quite honest) had to prove some things to ourselves before we could dare to dream that the dream could become a reality. Well, as Napoleon Hill famously said, "whatever the mind of man (and woman, thank you very much!) can conceive and believe, it can achieve!" It will be all the more sweeter knowing that my family, still small, will, God-willing, grow up to know that big things often have very small beginnings.

The Chronicles of Potomac Shores: The Brick, the Blunder and the Builder

First, the good news - we got an offer on our condo! She came in a little low at first but our amazing realtor negotiated and got EVERYTHING we wanted including waiting to close until the house is ready. Right now we are scheduled to close on both houses on the same day, June 15th. And she is OVER-qualified! Woohoo! Inspection has already happened and they are asking us for NOTHING.

The appraisal happened today, but we won't talk about that, everything being "still under investigation and all..."

Now, to the actual "brick and mortar" (meat and potatoes, if you will) of this post: it all started with a particular nosy neighbor (I hope that neighbor is not a follower of our blog!). This particularly perceptive plebeian noticed that the brick on the foundation of our house did not look like the brick that was found on all of the other “homes with the Iron Grey color scheme. This prompted our construction manager to ask some questions of the design office, sales team, etc. Turns out the neighbor was right! They had put "Castle Rock" when the design specs called for "Craggy Mountain". A side by side photo comparison will do

Now, my wife, the master designer of the homes' options and amenities, swears that "Castle Rock" is the only brick option that was ever discussed with us by the sales team. Furthermore, I can attest to the fact that "Castle Rock" is the only brick option that appears anywhere on our various option selection sheets. Third, we sorta did start to fall in love with the look of the burgundy colored brick against the grey-blue hardy plank siding. We also liked being different and the only home in the community with that combo.

Well, different shall not be tolerated here!

Potomac Shores spoke to the builder, SunCal, and SunCal promptly told Potomac Shores/Ryan Homes that it was a mistake and the brick must be replaced by the 'Craggy Mountain", the approved brick design for the 'Iron Gray' color scheme (it all gets a bit tedious and onerous, don't you think?) Here is the new brick, which was literally replaced before I could even raise a fuss (more on that later):

A quick word about our community and the developer; it is unlike other RH communities in the sense that RH's had to negotiate and present ideas to the developer before the floor plans were acceptable to the developer's master "plan". SunCal wanted all the exteriors to have the same "Tidewater Architecture" theme. This is the reason why we have floor plans that won't be found anywhere else (although they were just approved to add the Venice and Milan models but their elevations and exteriors have been changed to blend in with the rest of the community). This is also why PS has front porches and upgraded landscaping packages as a standard feature.

So I called SunCal to see if complaining about the oversight with the brick would accomplish anything. It didn't. SunCal are the ones in charge of our HOA until it is released to the homeowners so we are a little worried the HOA is going to be a huge pain (but aren't all HOA's?) In fact, they didn't return my phone call but instead, went directly to RH/Potomac Shores and told them that the brick needed to replaced immediately. Apparently, they said my voice mail message was garbled and they couldn't understand just exactly what I was calling about. Either way, by the time I got a hold of anyone at RH, I suspect the brick had already been replaced.

We just got a letter in the mail today from Ryan Homes stating that our settlement date is June 1st! That is 22 days EARLIER than we were originally told! We are freaking out as we have not sold our condo yet. Moreover, we've only had 1 offer which was from an investor but we couldn't come to agreement on price. Does anyone know what RH would do in this case if the buyer's original home is not sold before settlement? I know our mortgage approval was contingent on selling our current residence first.

I guess I need to figure out how to change the date to my countdown ticker......

She's a Brick.... House!

So much has happened since we last updated. The house is coming along so nice. On Easter we went by and wrote verses on the wooden frame (credit for this idea goes to Natasha from ourvoyagetovenice.blogspot.com)

We also noticed that they started to put the brick up around the side. Since our lot is a "high visibility" lot RH's paid for brick to go around the entire house (normally this would be an upgrade...only the front comes standard) and we love it!

I'm so glad we went with the oil finished bronze fixtures!

Yesterday we went back and saw the brick was finished and they had started with the other siding. In the interior they had all dry wall up and painted and cabinets had been installed!

This is going to be my favorite angle of the house. You can see our yard, the trees across the street and if you look closely part of the golf course green.

This shot really shows the contrast of the brick and blue siding. I think it looks great!

We finally got our approval letter although NVR Mortgage had to refer us to one of the mortgage companies they partner with because of something weird going on with my student loans. Anyway, it is all straightened out now and we are good to go.

From Foundation to Framing!

A lot has happened since we've last posted so I will try to catch you up with pictures. I had to drive out to PS a few weeks ago to drop off one of our installment checks. I believe it was a Monday. At that point, it appeared they had just finished pouring the concrete and laid the foundations! This was pretty exciting since it was really the first tangible evidence that a house - our house! - was being built on top of what formerly had been a promising pile of dirt! I took some photos:

I returned with my wife only a few days later to find the house had been more or less completely framed, with 4 walls and that "siding stuff" that says "Ryan Homes" all over it!

Private Home Inspector?

To all that are reading who have had a private home inspector for new construction, I need your help! I would love to know how much you paid for you pre drywall inspection and final inspections? Did you agree that it was necessary? I would like to go ahead and nail down (ha, get it?) an inspector now so I have a heads up for our pre-drywall meeting in April. Oh, and if you could share the square footage of your house that would be great too! It's my understanding that many base their prices on that.

Got word today from the PM that they broke ground on our lot and will be pouring the concrete next week when it's warmer. Here a few pictures.

Flooring and Kitchen selections

Flooring

Hardwood floors came standard in the kitchen, foyer, and powder room. We did a level one upgrade to Hickory wood. Hickory is the hardest of the woods so it won't dent or scratch as easily. We have basic hardwood floors in our kitchen now and M really can't stand how easily they show smudges. For that reason we got a matte distressed finished hardwood (Armstrong's Fall Canyon) opposed to the glossy look we have now.

Our realtor advised to not upgrade the carpet because everyone is going to have to replace the carpet sooner or later so go ahead and take what is free and let the kids and pets ruin that and then replace. That way you are not paying 30 years of interest on something that will only last for a few. So we got the standard carpet choice in Rockport. We did upgrade the pad in the Grand room and stairs since it is going to be such a high traffic area but we did not in any of the rooms upstairs.

We ended up changing the dinning room and living room to hardwoods and I kind of regret spending the $ to do that but I think it will look nice. We went back in forth with the family foyer room flooring (the entrance by the garage, right outside the powder room). We were able to visit a home with our floor plan and they had the standard resilient vinyl in that area and it didn't look bad and I did like the idea of having that for dirty shoes so it would be a true "mudroom" but in the end we went with hardwood in that room as well.

We selected the standard flooring in the bathrooms. It would have been quite a bit more to upgrade tile for the shower, tub, and floor in the master bath and we were able to see the standard tile in the same floor plan as ours and I actually thought it looked nice. It went well with cabinets and bronze fixtures we are getting. So we got 6x6 ceramic tile in biscuit for the master bathroom and in white for the guest bathroom. We also stuck with the basic resilient flooring for the laundry room.

Cabinets and Granite
We first decided to get the Espresso cabinets which is a level 1 upgrade but later changed it to Rushmore's Painted Glaze Hazelnut. These were the cabinets in the model we first visited and K immediately fell in love with them so even though it was level 2 upgrade we decided to change it anyway (cabinets are a pain to install on your own). Granite was standard in 4 choices. We had a hard time deciding between New Caledonia or the St. Cecilia Light. We thought the New Caledonia would be too dark and was told the Santa Cecilia Light would go great with the red undertones in the floor so that is what we settled on. We heard the Santa Cecilia Light does not have the gold waves in it like the regular Santa Cecilia does so I'm crossing my fingers that is true.

For the bathroom cabinets we went with Fairfield Square Maple Honey which were the standard option. We had originally picked out a marbled quartz stone for the master bathroom counter top but later found that wasn't available because our counter top is so long in that bathroom. So since they told us wrong RH gave us a free granite upgrade which I liked even better because it was FREE. So we went with the "Wheat" granite which I thinks looks great with the cabinet. What do you think?

A Word about Upgrades

Like I mentioned before RH was being very generous with the incentive money to entice buyers from the beginning. It is our understanding that since this is the region's first true master-planned community and is garnering a lot of public attention, the developer wanted to get this project started as quickly as possible (the faster they build the houses, the sooner they can break ground on the much anticipated "town center"). Compared to many other RH communities, Potomac Shores already included many standard selections such as a front porch, hardwood floors, and distinctive "Tidewater architecture" (both internally and externally). As their promotional incentive they were also giving $40,000 to be used in whatever way we saw fit - upgrades, closing costs, or to even buy down our interest rate. On top of that they also included a finished basement. We had already decided that we would not pay extra for a finished basement because we knew we could get it finished for less on our own and we did not need that space for the time being. So our sales manger offered to give the cost of that back to be used on other upgrades that we knew we wanted more. In the end we decided to use $21K to pay for all the closing costs and buy down the rate one point. The rest was used on upgraded options.

A good rule of thumb when trying to stay on budget with upgrades is to always select the things that cannot be changed after you close or would be harder / more intrusive to change. So I thought I would take the time to start from the top and list what came standard, what we chose to upgrade, and what our selections were (and I'll include some pictures along the way).

Architectural and Structural Options:
John Smith Model Elevation A (upgrade) with brick to grade on all 4 sides (this is standard for the front but since our lot is a high visibility lot they gave us the other 3 sides) in the Iron Gray color scheme and castle rock as the brick color - K was fine with just the standard "C" elevation but M really liked the "A" frame that came with that elevation and since there is no possible way to change this later we figured we needed to go ahead and spend the money now!

Since we plan to finish the basement on our own we decided to get the three piece plumbing "rough in" but did not get the wet bar rough in. Our Project Manager (PM) confirmed that we will be able to tap into a line from the bathroom plumbing for the wet bar later on when we are ready to complete the basement and he said he can give us names of subcontractors that have done this kind of work for other houses in the community.

We also got the double patio door for our walkout basement. This will bring ample natural light into the basement and it would provide a separate entrance if we ever decide to use it as an "in law suite" (or we may even rent it out). Update - You can not add a basement kitchen in Prince William County unless it is zoned as a multifamily unit.

Other upgrade options we "opted in" for include:

Fireplace
Soaking tub in master bath (K loves her baths!)
Turned the sitting area of the master bedroom into a 4th bedroom.

Structural Options we could have gotten but decided NOT to:

Deck
Extension in Grand Room
Bay Windows
Upper level balcony
Third full bath in the guest bedroom
Laundry room upgrade

Why Potomac Shores? It's a Destination for a Lifetime!

When K found out she was expecting we knew it would just be a matter of time before we would need to move out of our smallish townhome style condo and into a single family home. We really liked the idea of new construction and with the housing market just starting to recover, we found the prices to be the very favorable (actually, in most cases we found that new construction prices were LESS than a lot of the resale homes on the market). One of the main reasons we wanted to move to Potomac Shores was to be in Prince William County (currently live in the City). K teaches in PWCS so we really loved the idea of our son being in the same school system she works for and knew he would be getting a "world class education" in PWCS.

My mother in law actually found Potomac Shores first and told us about it but we were convinced it was out of our price range. We were pleasantly surprised to find that they had recently added a new floor plan that was in our price range, The Hampton. However, I was not a fan of it. It was only a few more sq. feet than our condo and had a 2 car "tandem garage" which seemed pretty impractical for us. Then I fell in love with the next floor plan up, The John Smith, but it was about $25K out of our price range (as you can see they have a colonial tidewater theme going on with the names of their models and by the way, all their models were created by Ryan and NV Homes exclusively for Potomac Shores so they are brand new floor plans). Although they were offering quite a bit of incentive money we decided it wasn't the right time. A couple months later on a rainy Sunday afternoon I decided to check out their website and I noticed a price difference on that floor plan. Thinking it just hadn't been updated in awhile I immediately emailed the sales rep and found out they had just dropped that particular floor plan exactly $25K for their Fall Savings promotion!

We were looking for more than just a home....we were looking for a community. One that had plenty of walking trails and a strong commitment to the conservation of Nature (M is a conservationist at heart and studied conservation biology in college!). Potomac Shores was exactly that. It was a true planned community with plans for 10 miles of walking trials, a community garden and orchards and over 800 acres of land reserved just for conservation. Not to mention plans for the near future town shopping center next to the Potomac River, a VRE station, a sailing marina, and "canoe club". Envisioning the Dream

So why did we decide to start a blog about our new home? If anyone had invited me to read a blog about their new home, I'm sure I would have completely ignored it. In today's era of blogs about everything and nothing, who would want to read yet another one about spending a bunch of money on a home? Seems a bit narcissistic. Well, here are the reasons why, dear reader:

To help other prospective buyers who may be considering building in Potomac Shores
To solicit feedback and advice from people we trust (after all, it can be hard to envision the whole picture when you only have a small sample of granite to work with).
To personalize and commemorate this experience so our children can see how our house became their home.
